Equipment Warranty Information

Warranties can vary from one name brand to the next, but most residential furnace and air conditioning units come with a 10 year manufacturers limited parts warranty. In most cases, the 10 years is only if the unit is registered within 60 days of installation. If it is not registered in 60 days, the warranty is only for 5 years.

Manufactured housing equipment normally has a 5 year warranty.

Obviously, each brand will have their own contract language, but nearly all of them are 10 years on parts (if registered) and some may include 1 year of labor.

Some manufacturers offer lifetime warranties on furnace heat exchangers and air conditioning compressors. Keep in mind, just because a certain component may have a lifetime warranty to the original purchaser, that doesn't mean the repair will be free, if, for some reason the unit should fail. There will most likely be an expensive labor bill as well as additional parts and materials needed for almost any major repair that the manufacturer will not cover.


Optional home warranty plans can be a good investment for some homeowners. They normally have multiple levels of protection plans that you pay a monthly fee for.
